I'm not sure this is officially a story, but it was definitely news to me... (This is the first time I've ever worked on a land issue like this, and I keep being amazed by things about the process, especially the way that interesting things just keep turning up when you actually go down and read the public files... Here's the architect's drawing, from Heritage Park, of the building that Triway keeps saying it will put up next to the old KFC if it doesn't get the rezone.
(Click image to enlarge)I had no idea it looked like this, because Triway's lawyer has been steadily showing audiences the long side of the building, which is pretty impressively wide. That's only because it's so narrow in relation to the open space left on each side to maximize the view corridors that matter in the other direction, toward the lake, Puget Sound, the mountains, and the dome. (Notice how little it feels in relation to the Capitol Center building in this direction, too.) Basically, they had to do this because with the zoning at three stories, it's not feasible to put all the parking inside, so they had to have lots instead of building from sidewalk to sidewalk the way higher zoning would allow. Other relevant regulations (the Shoreline Plan) led to their having to orient the building this way. The wide view that Triway keeps saying is such a terrible alternative to Larida Passage would basically only be seen from the west against a background of blocks of other buildings, and from the parking lot where Yashiro Street is now. And when the rest of the area was rebuilt at 35 feet (including the land the tower's on now - which is only zoned 35 feet), there would be a lot more view corridor necessitated by current regulations over the other north/south lots too. |

That doesn't look bad at all

Does anyone know why one smallish office building or a bunch of gigantic luxury condos are the only two options? Why couldn't he just put in one smallish residential building?

Submitted by Thad Curtz on Thu, 09/25/2008 - 8:44pm.Residential costs significantly more to build - more bathrooms, and more kitchens are the two basic reasons, I think. (But I don't know why you can't charge more for it too...
It costs almost as much to build in Olympia as in Seattle, but incomes and house prices are a lot higher in Seattle, so you can make more money investing there than in Olympia?
There's an ever-increasing demand for offices in Olympia because of state government, so that market's more stable and less risky?
I think bigger also means potentially more profitable whether it's residential or commercial for obvious reasons - you're spreading your land and foundation and site development costs over a larger number of units, your views are getting better and better as you go higher, you're getting efficiencies of scale about materials purchases and deliveries and design costs and all sorts of other things...
